The Pros And Cons Of Buying A Fixer-Upper

It's a first-time homebuyer's dream: Snag a rundown house in a terrific neighborhood, and then revamp it to your heart's content. 

But fair warning, that fixer-upper could become your worst nightmare. 

"You have to really know what you're getting into," says Zillow.com real estate expert Brendon DeSimone. "It could be the case where it seems like a good price and then you dig deeper and find that the windows are off, the electrical foundation is messy, and so on." 

Translation: You could wind up spending more than you bargained for. 

We asked DeSimone to list the pros and cons:

PRO: More room for upside 

Fixing up the bathroom or kitchen will add value to your home, especially if you snagged it below market price. 

"You're not buying the top of the top appliances and finishes," says DeSimone, so "there's room to renovate it, and it's going to cost less. You're building equity into the place as you fix it up." 

CON: You might go overbudget

Beyond the stress of waking up to the sound of power drills, there's the issue of going overbudget, something that's easy to do with fixer-uppers. 

"The home may seem lower than the neighborhood, but when you get into it, it could actually end up costing a lot more," says DeSimone.

An inspector could find one problem that leads to another, or say some repairs can't be completed until the rot is cleared, the plumbing's installed, etc. 

PRO: You can have it your way 

Putting a personal stamp on a house is what makes it a home. And with a fixer-upper, "you can customize it and pick out exactly what you want," says DeSimone. "You're not getting somebody else's curtains, carpet and light fixtures." 

CON: You might get stuck with it 

"If you're in a bind and things happen, you lose your job and you've gone overboard, what's your exit strategy?" says DeSimone. "You might not be able to sell the house quickly," especially in a down market. 

His rule: If you're not planning to stay in the house for at least five to seven years, "don't be buying." 

Carrying costs, or the cost of "carrying a home" while you rent another, can also add up. This is especially true of fixer-uppers that require new additions or construction, where the homeowner can't be nearby. 

"You may have bought the home with a loan, but then you'll have to get a construction loan on top of it," DeSimone says. "If you're carrying it for two years, that's two years of carrying this, plus paying your old rent." 

PRO: A cheap route to your dream neighborhood

A fixer-upper in a great neighborhood can get where you want to be. Per DeSimone: "If you can spend $375,000 and put some $75,000 into it, now you're in the neighborhood for $450,000 rather than $500,000." It's a great deal. 

CON: It could wreck your relationship

For some couples, rebuilding a home is the ultimate bonding experience. Others find it utterly time-consuming.

"It's an emotional, physical stress, and I've seen it tear relationships apart," says DeSimone. "The husband might be all gung-ho while the wife's all focused on the baby." 

Managing the renovation can be like a second, part-time job, where every worker feels spread thin. 

"If things go wrong, people fight. You could be arguing over changes to the architecture drawings late at night," he says.

We Joined The High Rollers Of Monaco For A Day [PHOTOS]

Monaco, the tiny country with the most millionaires-per-capita, is a playground for high rollers.

It's centered around the famed Monte Carlo Casino, which sits at the center of town and is surrounded by high-end boutiques: Cartier, Hermès, Valentino.

Below the casino sits the Port de Monaco, which is absolutely stuffed with boats, from fishing vessels to megayachts. We recently spent an afternoon wandering the harbor and were both impressed and surprised by what we saw.

The tiny principality of Monaco is a haven for high-rollers and tourists. The plush Monte Carlo Casino, with its private rooms and jackets-for-men policy, is one major draw.



Another major draw is the Port de Monaco, one of two ports in the country. It's situated immediately behind the casino, about a 10-minute walk downhill.



Set against the opulent architecture of downtown Monte Carlo and the mountains, it's a picturesque place, for the most part. But we'll get to that.

Socialite Brooke Astor's Treasures Are About To Be Auctioned For Charity

Now that the dramatic dispute over socialite and philanthropist Brooke Astor's $100 million will has drawn to a close, it's time for her possessions to be auctioned off to the highest bidder.

Items from the late Mrs. Astor's two residences—her Park Avenue duplex apartment and her country estate Holly Hill—will be sold from September 24-25 at Sotheby's. The auction proceeds will benefit some of her most beloved charities,

The pre-sale estimates vary widely, from a measly $80-$120 for a pair of palm tree candlesticks, to $300,000-$500,000 for an oil painting by John Frederick Lewis.

The catalog offers a glimpse into a few of the deceased socialite's passions, among them a life-long interest in China and 19th century paintings of dogs. It also illustrates the cultivated and elegant aesthetic she was known for, with a touch of the unexpected and whimsical.

We've highlighted some of the more significant pieces from Astor's collection that will appear on the auction block.

This oil painting by John Frederick Lewis dates from 1868 and is signed by the artist in the lower left corner. Sotheby's Estimate: $300,000-$500,000.

VMware Hired Bon Jovi To Rock San Francisco Last Night At A Blowout Party (VMW)

VMware, the enterprise software company, kicked off the tech party season in San Francisco last night with a private rock concert by Bon Jovi.

The party capped off VMworld, VMware's user conference.

This season's trend is famous rock stars from the '80s through the past decade. After Bon Jovi, Salesforce.com will feature Red Hot Chili Peppers in September, followed by Pearl Jam and Kings of Leon at Oracle's conference in October.

Attendees at these enterprise software conferences tend to be IT professionals with a few years under their belts, so the retro bands are a good fit.

Business Insider was on hand to rock it out along with thousands of IT professionals who attended the trade show.

Thousand of people lined up to party. A cheer went out when the doors opened.



The Moscone Center in downtown San Francisco was transformed into a giant rock-and-roll club.



Food was plentiful. Beer and wine, even more so. Everyone imbibed.

A UCLA study showed that steady sugar consumption for as little as six weeks "slows the brain, hampering memory and learning." Americans consume 35 pounds of high-fructose corn syrup each year, UCLA reported via the U.S. Department of Agriculture.

 


Multitasking

Research conducted at Stanford University in 2009 shows that multitaskers "who are regularly bombarded with several streams of electronic information do not pay attention, control their memory or switch from one job to another as well as those who prefer to complete one task at a time."

Here Are Fall TV's Biggest Potential Moneymakers

Doctor dramas, film stars, and a plate of new comedies fill this year's fall schedule. 

Networks hope to get a ratings boost from the likes of film stars Lucy LiuDennis Quaid and Ellen Barkin after last year's successful transition of actress Zooey Deschanel to the small screen.

Other networks are banking on the return of popular actors Hayden PanetierreTerry O'Quinn, and Matthew Perry to primetime. 

We've taken a look at the most buzzed about shows across social venues Facebook, Twitter, and TVGuide.com, plus watched a few of the early releases to predict the fall's biggest wins and losses. 

From comical flubs to action thrillers, here are the biggest bets for the fall and the shows that missed the mark.

Though NBC's fire fighter drama didn't make it into the top ten most popular fall shows on Facebook, we were told Chicago Fire is tracking well with TV Guide, and believe with all the medical shows, cop dramas, and reality series in the mix, audiences could use something different.

We also put our trust in writers Derek Haas and Michael Brandt since they've previously worked together on successful projects "Wanted," "2 Fast 2 Furious," and "3:10 to Yuma."



Overrated: "The New Normal"

NBC's publicly-criticized show focusing on two gay partners looking for a surrogate has received a flurry of buzz, making it one of the network's biggest bets for the fall. 

The network revealed it's answer to ABC's "Modern Family" online today with an early look at the pilot. After watching, we're pretty sure ABC execs can breathe a sigh of relief. 

If the rest of the show is anything like the first, it's overshrouded by too many strong competing voices–an outspoken gay couple (Justin Bartha and Andrew Rannells), a bigoted grandmother (Ellen Barkin), and never shy NeNe of "The Real Housewives of Atlanta. 

Ultimately, the bickering among the four may detract viewers in the long run from the show and its bigger picture about an extended family replacing the nuclear family.



Winner: "Arrow"

Network: CW
Premiere Date: October 10
Facebook: 31,341 likes / 4143 talking
Twitter: no real twitter handle; however @GreenArrowTV, following news for the show has 2,075 followers.

Between the popularity of "The Hunger Games" and superheroes at the moment, the show based on comic character Green Arrow has the makings to bring in viewer interest. 

The show seems an unlikely ratings winner; however, we – and many others – thought the same of NBC's "Grimm" fairytale show last fall. This will either be a surprise gem or will crumble as quickly as the failed "Birds of Prey" Batman spinoff.

These convicted criminals shot to stardom after committing unspeakable murders. 

They became a part of the public eye and then disappeared into the prison system. 

We tracked down what a few of them look like years after their convictions. 

Scott Peterson, who was convicted of killing his wife 10 years ago, is now appealing his sentence. And John Lennon's killer Mark David Chapman was just denied parole for the seventh time. 

Other notable convicts we found recent pictures of are Susan Smith, who was convicted of killing her children, and Oklahoma City bombing accomplice Terry Nichols. 

Mark David Chapman, then 26, was convicted of shooting and killing music legend John Lennon in 1980.



Today Chapman is 57 and was recently denied parole for the seventh time.



Charles Manson was 35 in 1969 when he became an international celebrity for convincing his "family" to commit mass murders. Victims included coffee heiress Abigail Folger and actress Sharon Tate.

This Hilarious Australian Beer Ad Makes The American Stuff Look Like Amateur Hour

Carlton Draught is a beer you can pretty much drink only in Australia, but its TV commercials always go viral internationally—and with good reason.

They are fantastic. Carlton campaigns are closely watched in ad agencies all over the world, and they tend to win big at international advertising award shows.

Why can't American beermakers—this means you, Budweiser and Coors—take a page out of the Carlton playbook?

Here's the new Carlton ad, from agency Clemenger BBDO, which shows a classic cops v. robbers chase conducted on foot because no one wants to drink and drive.

Over the jump you can see some of Carlton's previous ads, including its epic "Big Ad," from 2005, set to Carmina Burana. (If you haven't seen it, you're missing out).

'Big Ad' is probably one of the most globally famous commercials ever made.

11 Basic Steps You Should Take To Keep Your Computer Safe

It's easy to forget about computer security. Unfortunately, by the time you realize there's a problem with your computer, you could be in deep trouble.

Most users recycle the same passwords, never update their computer's software, and, worst of all, don't back up.

Take a few minutes out of your day and educate yourself on how a firewall works, what Java is and how to disable it, and a few other measures you can take to increase your computer's security.

We've put together a few basic tips you can use to make sure you're protected.

And if you're a sophisticated user, you may already have done most of our list. If you have, good for you—now send this to your friends and relatives who ask you for computer help!

Turn off Java now.

Java is software which runs interactive functions on some Web pages. It's mostly been replaced by newer technologies like Flash and HTML5. Unless you're running some really arcane Web software, you probably don't need it.

Earlier this year more than 700,000 Apple computers were infected with malware called the Flashback Trojan. All of these Macs had one thing in common: They were all running out-of-date versions of an add-on which let their Web browsers run Java.

To disable Java in Safari, the default Mac Web browser:

  • First, head to Preferences
  • Next, click on the security tab
  • Finally, uncheck, "Disable Java"

Google Chrome:

Type "about:plugins" into Google Chrome's address bar and disable the Java plugin.

Firefox: 

In Firefox, visit Add-ons under Tools and click the Plugins tab. Disable the Java Applet Plug-in. 

And if you have a PC, follow these directions from Oracle, the software company behind Java.

The Secret To Making Food Packaging You Can Eat

If you look at the structure of an orange or a coconut, you generally have a skin that maintains moisture and an outer coat that protects that skin. In the case of a coconut, it's the shell; with an orange it's the peel.

Like the coconut or orange, the WikiCell, an edible form of packaging invented by Harvard professor David Edwards, provides a double layer of protection around the liquid, foam or solid it holds.

You can think of the first layer, a soft skin, like a raisin skin. It's made of three main components: tiny natural food particles, like chocolate, fruit, nuts or seeds; a nutritive ion-like calcium; and a natural molecule like chitosan (which comes from the body) or alginate (which comes from algae).  

When you mix these three things together they form an electrostatic gel that keeps water inside the food or drink. 

The second layer, a protective shell around the skin, is like the egg-carton packaging. Depending on the kind of WikiCell and how it reaches the consumer, that shell may be completely edible (in which case you would wash it like an apple) or completely biodegradable (in which which case you can peel it off and throw it away). 

The edible shell would be made of isomalt (a kind of sweetener) and the biodegradable shell would be made of baggase (what remains when you remove sugar from sugar cane) or tapioca.  

WikiCells are edible containers of food or drink. A soft membrane holds the liquid, foam or solid inside.



The WikiCell balls are placed in edible or non-edible, biodegrable shells, which replace the outer, cardboard packaging that most food products come in.



Liquid WikiCells are consumed in a variety of ways. One is that the liquid may be in a grape form so you just toss it in your mouth. You might have a larger "orange" form and use a straw. You might design the WikiCell in a sort of "pear" form, shown here, and then eat the tip of it and drink the inside.

5 Ways To Make Apple's Notification Center Do Whatever You Want (AAPL)

Apple's desktop operating system, OS X, is starting to look more and more like iOS, the system that runs iPads and iPhones.

One of the features that's crossing over, the Notification Center, helps keep you on top of emails, app updates, and so much more. With a quick glance at it, you can get a sense of your computer's current state of affairs.

Here are some excellent tricks we learned via Addictive Tips to make the Notification Center work a little harder for Mac users.

Access it more easily

Notification Center's default setting lets you activate it by clicking in the top-right corner of your screen. Surely we can do better than that.

Open up System Preferences > Keyboard > Keyboard Shortcuts, then select Mission Control. Notice the unchecked box next to Notification Center. Check the box, enter a memorable keyboard shortcut, and then you're never more than a couple keystrokes away from seeing your notifications.



Change the background

You can do some lightweight remodeling to the Notification Center by following these instructions:

Navigate to Library > CoreServices. Right-click on the Notification Center app and select Show Package Contents. Open the Contents folder that appears, then open the Resources folder. The default background image is named linen.tiff and it lives in this folder. Put an image in here and rename it linen.tiff.

Then use the Activity Monitor to kill Notification Center. Open it again as you normally would and you should see a brand new background.



Mute the sound-based alerts

You can squash annoying notification sounds by navigating to System Preferences > Notifications and unchecking the "Play sound" box.

The Awesome Life Of Roman Abramovich (Who Just Won A $6.5 Billion Court Battle)

Russian oligarch Roman Abramovich just won a $6.5 billion legal battle against former friend and business partner Boris Berezovsky in the biggest personal court case in British history.

The months-long court case stemmed from a longstanding dispute in which Berezovsky claimed Abramovich had intimidated him into selling shares of Sibneft (later bought by Gazprom), the Russian oil giant the two had invested in during the 1990s.

Berezovsky sought $6.5 billion in damages in the case filed in London's High Court last October.

But the British judge on Friday found Berezovsky to be an "unreliable witness" and dismissed his claims in their entirety, according to the BBC.

Abramovich, the billionaire of the Chelsea football club, must be pleasedthe ruling absolves him from paying billions of dollars to his former business partner, although Berezovsky could still file an appeal.

Life is pretty sweet for Abramovich. He was orphaned as a child, but today is worth an estimated $12.1 billion and leads a fabulous life, from his gorgeous girlfriend and palatial home to his massive security staff and celebrity-studded parties.

Abramovich is the owner of Chelsea Football Club, one of the top soccer teams in the world.

For the six people left in America who are still looking to buy a home, I thought I’d pass on a little advice and save you a serious case of buyer’s remorse.

Don’t be fooled by real estate agents that try to tell you that a corner lot is highly desirable.  They’re not.

Oh sure, you’ve got a bigger lot and neighbors on only two sides, but as a former corner lot owner, trust me when I say the cons far outweigh the pros.

In fact, besides often being more expensive to buy, here are 21 additional reasons why corner lots just aren’t worth it.

Noise, noise, noise.

Double street and sidewalk frontage means double the noise from pedestrian and car traffic. Pull up a chair and crack open a cold one; I’m just gettin’ started.
