But that won't stop believers and non-believers around the world from from partying on December 21.

Sure, there will be some London nightclub shenanigans to celebrate the end of the world, but the real party will be on the Pirate Radio Party Boat cruising down the Thames river.

The McGangBang, a McChicken sandwich wedged between a double cheeseburger, is the holy grail for carnivorous fast food eaters.

While not available at all McDonald's locations, hungry customers can still get this triple meat treat by employing a little ingenuity and creative manipulation of regular menu items.

By taking two items off of the Dollar Menu, diners can create this super sandwich for just $2.16.



Chipotle's Quesarito

Many people don't realize that the fast casual Mexican food chain Chipotle offers a secret menu, featuring items like cheese quesadillas, nacho-filled burritos, and the Quesarito, a customized burrito wrapped in a cheese quesadilla.

But diners who are aware of these hidden treasures often trade in Chipotle's regular fanfare for these savory alternatives.

One reviewer recently exclaimed, "The Quesarito tastes like a toasted burrito but the quesadilla burrito wrapper provides a mouthful of warm, melted cheese in every bite."



Starbucks' Raspberry Cheesecake Frappuccino

Starbucks' Raspberry Cheesecake Frappuccino is as sinful as it sounds.

Shapeways' 60-person workforce isn't trying to simply bring 3D printing capabilities to the mainstream, it is trying to change the way manufacturing works.

The amount of users already taking advantage of Shapeways is a testament to the model working. "We are enabling almost a quarter of million people to make their own products. we are definitely growing quickly," Weijmarshausen said.

The following is a lightly edited conversation Business Insider had with Weijmarshausen where he discusses 3D printing and how Shapeways is different from the rest.

Business Insider: Do you think the average person should care about 3D printing and why?

Peter Weijmarshausen: Yes and no. I do not think that we should talk to much about the technology because in the end what you're getting is this beautiful item. Do we really care if a gift is 3D printed or not? I do think we should understand that this new type of tech is working. I think that Shapeways is an advancement in personalized gifts. I am more passionate about the end results.

custom iPhone 5 caseIn the past, starting a company around a physical product was hard, you needed to have a good idea, you had  to patent that idea, then find a manufacturer, get loans, find retail channels and then sell it and hope that you sell it all. 

With Shapeways the concept of starting a business has changed. Entrepreneurs can come up with an idea, model it, test it, start a shop on Shapeways free of charge, and have immediate access to a lot of customers. We don't care if you make one, 10, or 1000. We see more and more small businesses using Shapeways in this exact way.

BI: What does Shapeways have planned for 2013?

PW: One of the very important things that we found is materials. We already have over 30 different types of materials from the widest varieties including plastics, stainless steel, silver, ceramics, and more in all kinds of colors and finishes. 

In 2013 we want to bring even more materials to our customers. We also want to improve the quality of these materials too. Next to that, I think our website can always be improved so that we can get users the features they want so it'll be easier to understand and anybody who wants to get a product they care about can get it.

We also just announced a factory in Long Island City. Shapeways 3D printing brings manufacturing back into the city making it local. we can manufacture our products in the USA and close to our customers. Building out this factory for us is very important. It cuts our costs allowing us to share the savings with the community. I don't believe that we should make stuff on one side of the world and then ship it back here.

As we grow, we're going to open more factories and bring things back local using high tech manufacturing.

BI: Do you see companies like MakerBot as competition or allies?

PW: Definitely not competition. I think the home printer is an amazing marketing tool lots of people to get into 3D printing just like with the home paper printer. At home you can print in any color you want but you can't necessarily get all of the materials you might want to use. 

A lot of people prototype at home then use Shapeways for higher quality materials. I also think that having a home printer is definitely for the tech savvy. Its not for everyone yet so again people see the home 3D printer and they're amazing but this is where we come in.

That's why we want to make the use of 3D printers as easy as possible enabling people to make products instead of simply using 3D printers.

Rapper and producer Pharrell Williams has put his Miami penthouse on the market for a staggering $16.8 million, according to NME.

The three-floor home is 9,080 square feet in total, with five bedrooms and six and a half bathrooms. The massive penthouse also has unparalleled 360-degree views of the Miami skyline, a pool, elevator entry into the foyer, and massive terraces.

The building is located in Miami's business district, Brickell, and is available through Coldwell Banker Residential Real Estate.

Pharrell's pad is right on the ocean.



His house has an "opposite fishbowl effect" where he can see out, but no one can see in through the glass windows.



The expansive dining room can seat 12 people easily and has 180-degree views.

These Animals Are Zombified By Parasites

Some species of viruses, fungi, protozoans, wasps, and tapeworms take over the brains and actions of the animals and insects they infect — making them do whatever their new master wants.

A recent issue of the Journal of Experimental Biology was completely dedicated to these parasites, which turn their hosts into zombies.

This is usually controlled by special biochemistry. The parasites release chemicals or manipulate the genes of their host, changing their behaviors. Most them them do this by changing the brain's chemicals, or by inducing "sickness behaviors" by messing with the host's immune system.

"The fact that parasites can so efficiently alter host behavior is fascinating," guest editor of the journal, Michael Dickinson, from the University of Washington, said in an article in the issue. "There is something horrifying and wondrous about a tiny 'implant' being able to control such a large animal machine."

Hymenoepimecis argyraphaga – These wasps live in the spider Plesiometa argyra. The wasp injects chemicals into the spider that make it abandon its web and build a completely different one, with a thick sheet to protect the wasp's offspring's cocoons, which they build after chewing threw the spider's body.



Baculovirus – This virus infects Gypsy moth caterpillars and releases an enzyme that stops their natural molting cycle, makes them eat continually, and forces them to climb to the top of trees and clamp onto the leaves until it dies and liquefies, raining down viruses across the forest to infect other caterpillars.



Toxoplasma gondii – Picked up from cat poop, this tiny (one-celled) parasite infects the brains of rats, causing them to make extra dopamine and testosterone, which makes them fearless. When they aren't afraid of cat smells, they venture out into the animals' presence, and get eaten, spreading the parasite to the cat. They also mate more, spreading the parasite to other rats.

We've taken a look at the 15 top-grossing films of the year worldwide.

15. "The Lorax": $348.8 million

Dr. Seuss' book adaptation was the first box-office surprise of the year, debuting to the third-highest March opening with $70.2 million.

Critics may not have loved Liam Neeson's return as ex-CIA agent Bryan Mills, but audiences couldn't have been more thrilled to see the sequel to the 2009 action thriller. The film opened to the third-highest October debut with $50 million.

These States Have The Cheapest Gas In The US

Concerns about global economic weakness have pushed crude oil prices down in recent weeks.

The decline was seen in gas prices, too.

As of December 6, national prices averaged $3.38 per gallon, down from $3.46 per gallon a month before.

Some states have kept their prices significantly below the average nationwide price.

Based on data from The American Automobile Association, 24/7 Wall St. reviewed the 10 states with the lowest gas prices.

States impose gasoline taxes and fees, in addition to federal gasoline taxes. These taxes can vary significantly from state to state, affecting regional prices. It’s not surprising then to find that the ten states with the lowest gas prices tend to have among the lowest fuel taxes.

The states on this list are below the median in terms of taxes and fees, with four of the states on this list among the 10 states with the lowest taxes and fees per gallon.

States with refineries also tend to have lower prices because oil can be moved to local stations at much cheaper prices, which results in lower prices at the pump.

Most of the states on this list have refineries located within its borders. Texas, which has among the cheapest gas in the country, has 26 refineries, more than any other state in the country. Louisiana has 18 refineries, the second most of any state.

Overall cost of living is generally low in the states with the lowest gas prices. Tennessee, which has the fourth-cheapest gas prices, has the lowest cost of living in the country. Oklahoma, which has the fifth-cheapest gas, has the second-lowest cost of living.

Overall, all the states on this list are in the lower half in terms of cost of living. And five of the 10 states on the list have among the 10-lowest cost of living.

But while cost of living is low, so is the amount of money state residents bring in. All of the states on the list had median household income in 2011 below the national median income of $50,502. Seven of the 10 states had among the 10 lowest median incomes in the country.

Based on AAA’s Daily Fuel Gauge Report, 24/7 Wall St. reviewed the 10 states with the lowest gas prices as of December 6. We also looked at gas prices from the same time last week, last month and last year, as well as peak prices this year, to monitor the recent activity of gas prices in different parts of the country.

We also considered taxes and fees per gallon by state from the American Petroleum Institute, refineries and refining capacity by state from the U.S. Energy Information Administration, cost of living by state from the Council for Community and Economic Research and 2011 median household income from the U.S. Census Bureau.

10. Kansas

Regular gas price per gallon: $3.22
Tax per gallon: 25.0 cents (25th lowest)
Number of operating refineries: 3

A gallon of gas in Kansas currently costs 16 cents less than the national average, roughly the same price difference as a year ago.

But, like the most of the country, gas prices in the state have risen year-over-year, with gas now 10 cents more expensive than it was this time last year. 

The highest recorded average gas price in Kansas was $4.02 per gallon in July 2008, while the highest price this year was $3.80 at the start of September.



9. Alabama

Regular gas price per gallon: $3.21
Tax per gallon: 20.9 cents (13th lowest)
Number of operating refineries: 3

The highest gas price in Alabama of $4.05 per gallon was recorded in September, 2008.

More recently, gas prices peaked at roughly $3.75 per gallon in April of this year. Prices have since fallen by more than 50 cents to the current price of $3.21 a gallon.

While the state does not have particularly strong refining — it processes 180,000 barrels per day, 18th in the country — Alabama is located in the gulf coast region, home to the two biggest refiners in the country, Texas and Louisiana.



8. Louisiana

Regular gas price per gallon: $3.19
Tax per gallon: 20.0 cents (tied for 11th lowest)
Number of operating refineries: 18

Louisiana’s gas price of $3.19 a gallon is down 11 cents from a month earlier, and way below the nearly $3.80 a gallon reached in early April.

In many of Louisiana’s larger metropolitan areas, prices are even lower.

In New Orleans, the average price of gasoline is $3.16 a gallon. In the Shreveport-Bossier City area, the average price is just $3.13.

Helping to keep prices low are Louisiana’s 18 refineries, which is more than any other state except for Texas.

The state also has a refining capacity of over 3 million barrels per day, second-highest in the U.S.

The 11 US Cities That Are Having The Best Recoveries

A surprising spike in home prices in some of America's biggest cities has boosted the recovery, according to Brookings' latest report.

The MetroMonitor looks at employment, unemployment, production, and home prices. We identified the strongest economic recoveries from trough to the third quarter of 2012.

“Notably, the strongest performances over the last quarter were in parts of the country hit hardest by the housing crisis, but those are also the places with the furthest left to go,” said Alec Friedhoff, the lead developer of the report. 

New Orleans ranked first for the second year since its economic trough occurred in 2005 after Hurricane Katrina, not during the recession.

11. Bakersfield, California

  • Unemployment rate down -2.6% since 2010Q1
  • Employment up 7.8% since 2009Q4
  • Gross metro product up 6.6% since 2010Q3
  • Home prices up 3.3% since 2012Q2

REVEALED: The Full Story Of How Facebook IPO Buyers Got Screwed

The Facebook IPO in May was a disaster.

Hyped up as the must-buy of the decade, the stock faltered as soon as it opened, and the shares then crashed more than 50% over the next few months.

IPO buyers got demolished. Facebook's reputation took a dive. Lawsuits and recriminations commenced.

The main problem with the IPO was that investors paid way too much for the stock. 

Most of the responsibility for this decision, unfortunately, lies with the investors themselves. No one made anyone pay $38 a share for Facebook.

But some of the fault lies with Facebook, Facebook's bankers, and some idiotic IPO information-disclosure rules.

During the IPO roadshow, sophisticated institutional investors got important negative information about Facebook that small investors didn't get. This made the institutions less enthusiastic about Facebook than some less-informed small investors were.

I wrote about the unfairness of this in the wake of the IPO disaster last spring. But now, thanks to an investigation by Massachusetts securities regulators, we have the blow-by-blow details on how small Facebook IPO buyers got screwed.

The Massachusetts "consent decree" tells the behind-the-scenes story of how the negative information about Facebook was shared with some investors and not others. It also shines a light on many aspects of the IPO process that aren't well understood:

  • The story emphasizes just how big an information advantage sophisticated investors have over small investors.
  • It makes a mockery of the fiction that investing is "a level playing field."

The investigation also reveals that some IPO rules should be changed immediately: All investors should get all relevant information at the same time.

But first, the full story about how Facebook IPO buyers got screwed.

At the beginning of an IPO, company managers meet with research analysts to teach them about the business. Sometimes, the company gives "financial guidance," the way some public companies do.



Mark Zuckerberg did not attend this meeting, but Facebook's CFO David Ebersman did.



CFO Ebersman gave the analysts a very specific forecast for Facebook's performance. This forecast was never shared with small investors.

14 Ways The World Could REALLY Come To An End

With the impending Apocalypse coming tomorrow, Friday, Dec. 21, we've decided to give you some REAL theories about how the world as we know it could come to an end.

These are real dangers: Everything from super volcanoes, Earth-killing asteroids and even global climate change could destroy civilization as we know it.

Click through to see the science behind each of these end-of-days scenarios. And no, there's no Mayan calendar involved in any of them.

When the sun becomes a red giant, it will vaporize the Earth.

ETA: 8 billion years

Likelihood: Gonna happen eventually

The sun goes through phases of activity every 11 years. We are currently at the peak of the cycle, but really, it's been one of the weaker "active" phases we've seen lately. 

In the long run, though, the sun continues to age. As it gets older and older it will brighten and heat up — in about 8 billion years it will expand into a red giant and engulf the inner solar system.

The Earth will likely be vaporized. From Universe Today:

The heating Sun will evaporate the Earth’s oceans away, and then solar radiation will blast away the hydrogen from the water. The Earth will never have oceans again. It will eventually become molten again.

Hopefully, humanity will either die out by then, or will have found a way to make a home in some other solar system, or move to a planet on the outer reaches of our own. In these outer planets, water that is currently frozen will melt to liquid water as the habitability zone increases. Maybe Pluto will take us in?



A giant asteroid will hit Earth, causing widespread super tsunamis, volcanic activity and possibly even breaking a chunk off our precious planet.

ETA: Probably within a few Millennia?

Likelihood: Very likely

NASA's Near Earth Object Program detects, tracks and estimates the danger of asteroids and comets that approach Earth. If a large asteroid were to hit the Earth, it could cause major tsunamis, volcanic and plate tectonic actions, possibly toppling our society.

This is exactly what happened 65 million years ago, when an asteroid impact killed off all the dinosaurs and 70 percent of species on the planet. The asteroid was about 6 miles across and struck just off the coast of the Yucatan peninsula.

Dust and volcanic ash clouded the atmosphere, and green house gasses caused the temperature of the planet to skyrocket. The impact could also create super tsunamis, cause earthquakes and volcano eruptions.

Will it happen again? Very likely yes. Eventually.

But, NASA's got their eyes on the skies to save us: Steve Chesley, of NASA, told the Discovery Channel that at present they are tracking well over 1,000 near-Earth asteroids and several hundred of those could be dangerous. NASA estimates that there are 4,500 out there that could doom Earth.

Interestingly, there was a just-discovered asteroid that swung between the Earth and the Moon last week. Many researchers are calling for governments to put an "Armageddon"-style plan in place in case we do discover an asteroid headed our way. 



Robots and artificial intelligence will outstrip our intelligence and take over the world.

ETA: The next few centuries

Likelihood: We could probably avoid it if we are smart. But we aren't.

While they still have many weaknesses, robots are becoming more advanced everyday. 

There is a  new robot in Japan with muscles and bones allow it to have more human-like movements, and there is one robot that can turn itself into almost any shape. These advances along with that of artificial Intelligence could one day cause a robot uprising.

Cambridge University researchers, led by Huw Price, are studying dangers to humanity, which include robot uprising. Scientists said that dismissing this concern would be dangerous, according to the BBC:

"It seems a reasonable prediction that some time in this or the next century intelligence will escape from the constraints of biology," Prof Price told the AFP news agency.

"What we're trying to do is to push it forward in the respectable scientific community."

The Biggest Science Breakthroughs Of The Year

The editors of the journal Science have chosen the possible discovery of the elusive Higgs boson as the biggest breakthrough of 2012.

The subatomic particle, named 50 years ago by physicist Peter Higgs, is what scientists believe gives mass to matter. The discovery is monumental because it confirms that the universe works the way that theoretical physicists think it does.  

Nine other groundbreaking achievements from 2012 were given honorable mention, including the safe landing of the Mars rover Curiosity this summer, and definitive proof that paralyzed patients could use their mind to move a robotic arm. 

All of these earth-shattering events are detailed in the following slides.

A special "sky crane" landing system placed NASA's Curiosity rover on Mars on Aug. 5. The complicated landing maneuver was famously dubbed the "seven minutes of terror" by NASA engineers because that's how long it took Curiosity to get from the top of the Martian atmosphere down to the surface of the Red Planet. The mission control team had no contact with the one-ton robot during those critical minutes.  

Curiosity survived the landing with 100 percent working parts, and is going strong five months into her two-year mission on Mars, sending back new photos and crucial data for future space travel each day.

Scientists created eggs from mice stem cells for the first time.

Japanese researchers showed that embryonic stem cells from mice could be made into viable egg cells, that could be fertilized and result in healthy babies. The healthy mouse pups shown here were bred from the eggs they created. The experiment only involved mice, but may one day be used to treat infertility in humans.

Scientists discovered the structure of a protein involved in the transmission of African sleeping sickness.

Membrane proteins span the outer shell of each and every cell in our bodies, sending signals and shuttling stuff between the inside of the cell and the outside. These proteins play a role in almost everything the cells do, and their involvement is critical in the transmission of diseases and disease-fighting drugs, so understanding their structure is important for developing new drugs to target the disease.

Researchers used an X-ray laser a billion times brighter than traditional X-ray sources to provide a detailed structure of one of these membrane proteins, which plays an important role in the transmission of the parasite that causes African sleeping sickness, a disease that kills around 30,000 people each year. This finding

Toshiba promises a 99 percent accuracy rate on this software.

I’m skeptical about these devices—they only come with 2 and 3 GBs of RAM.

Sex, Safety, And Machismo: How Guns Are Advertised In America

The Newtown, Conn., school massacre, which took the lives of 27 women and young children, caused many Americans to re-evaluate the role of guns in society.

The Bushmaster AR-15, one of three guns shooter Adam Lanza used, was marketed to appeal to men's machismo. Its ad, headlined, "consider your man card reissued", drew attention to how guns are advertised in the United States.

From sex, safety, to stereotypes about masculinity, here's a collection of what gun ads look like today and how they've evolved in the last century.

Adam Lanza brandished a Bushmaster AR-15 when he murdered 27 women and small children in Newtown. This is how that weapon is marketing to the general public. Magazine ads equate owning the gun to being a man.



Bushmaster's "man card" campaign is two years old. The website asks consumers to "prove" they're a man by answering a series of questions.

Anthony Davis accomplished the most of any 19-year-old basketball player in history in 2012. As a freshman at Kentucky, he was the player of the year and won a national championship. After the season, Davis declared for the NBA Draft, was taken first overall, and then filled in on the Olympic team and won a gold medal.



Mike Trout, Los Angeles Angels Center Fielder

Mike Trout took the majors by storm in his first full season. He hit 30 home runs, stole 49 bases, batted .329 and consistently made amazing plays on the field. He almost stole the Most Valuable Player Award from Miguel Cabrera, who had the Triple Crown!



Ronda Rousey, Mixed Martial Arts and UFC Fighter

Rousey entered the picture this year when she helped influence the UFC's creation of a women's division. She's 6-0 in her fighting career and will be one contender in the main event against Liz Carmouche at UFC 157 on Feb. 23.

HOUSE OF THE DAY: Rihanna Just Picked Up A $12 Million Estate In Pacific Palisades

Pop star Rihanna has just bought a Pacific Palisades estate that was on the market for $12 million, Trulia reports.

The 11,000-square-foot, seven-bedroom mansion was built in 2010 and has an awesome elevated pool area.

We hope the singer has better luck with this home than her last one; she listed her Beverly Hills mansion last year at a $2.4 million discount after filing a lawsuit saying the home was unlivable after it flooded during a rainstorm.

Here's what the house looks like from above. There's a sundeck on the top floor and a 6,000-square-foot yard.



The biggest perk is the pool area, which has a spa, BBQ and bar.



The house has seven bedrooms and nine bathrooms.

If you forgot to flip the page on your Mayan calendar this month, we have some bad news.

The world is coming to an end on Dec. 21 thanks to the preordained Mayan Apocalypse. At least, that's what dubious sources have spent the past few years alleging.

But if the apocalypse means widespread fear and panic to the average person, it means something else to Hollywood: Great entertainment.

So just in case tomorrow isn't the last day Earth exists, here are six recent movies that will let you the enjoy the end of the world vicariously.

1. Seeking A Friend For The End Of The World (2012)

It's probably too late for you to find your own new friend for the end of the world, but you can revel in this underrated, underseen romantic dramedy, which stars Steve Carrell and Keira Knightley as neighbors spending their last weeks together before an asteroid destroys Earth.



2. Melancholia (2011)

If the thought of Earth's complete obliteration bums you out, you'll feel right at home with Melancholia.

Kirsten Dunst plays a deeply depressed young woman whose life is altered by the announcement that a mysterious planet, dubbed "Melancholia," has emerged from behind the sun — and may be on a collision course with Earth.



3. The Road (2009)

Doomsday enthusiasts can't agree on the form the so-called "Mayan Apocalypse" will take, which makes The Road— a post-apocalyptic film in which the cause of the cataclysm is never explained — ideal viewing.

Viggo Mortensen stars as a man trying to protect his son from cannibals, scavengers, and thieves.

Take An Armchair Tour Of Mexico's Famous Mayan Ruins

The Mayan calendar ends on Friday, and some people believe that means the world will come to an end.

The descendants of the ancient Maya people, however, don't actually believe in the pending apocalypse.

Regardless, the ancient Maya world is in the spotlight. The Maya built great cities around Central America, and today you can see traces of the pre-Columbian civilization in their ruins in Guatemala, Belize and Mexico.

Google Street View captured the great Mayan ruins in Mexico, allowing the world to explore the grand pyramids, ball courts, and temples without leaving their chairs. Some of the featured destinations include the storied ruins of Teotihuacan, Palenque and Chichén Itzá.

This series is part of the Google Wonders Project, an initiative by Google that documents important archaeological sites and monuments around the world.

The legendary ruins of Chichén Itzá, in the Yucatán, are remnants of the ancient Maya civilization. At the center of the city is the stone Temple of Kukulkan, also known as "El Castillo."



This 82-foot square-shaped pyramid has four stairways, one on each side, which each have 91 steps. When you combine all of the steps with the top platform you get a total of 365, which represents all the days of the year. You can't climb the steps today though.



El Caracol (The Observatory), meaning "the snail" (a name it earned for its snail-like shape), has a circular tower that was used as an observatory.

Tour The Ultimate Harry Potter Museum In London

The Harry Potter movie series finished last year, but the magic of J.K. Rowling's story continues to captivate fans.

A Harry Potter amusement park in Orlando, Florida is a hit, and two more theme facilities are under construction in Japan and Los Angeles.

But nothing gets closer to the real experience that the elaborate Harry Potter Museum in England.

Part of The Warner Brothers Studio, just outside London, "The Making of Harry Potter" features actual sets, costumes, and special effects stations used in the movies.

Russian photographer Konstantin Shestakovsky went to the museum and documented the experience in a detailed photo essay.

We are featuring some of highlights of the tour here, courtesy of Shestakovsky, that are bound to bring you back to Hogwarts.

13 European Housing Markets Sure Look Like Bubbles

Could Sweden or Finland be the scene of the next European financial crisis? It is actually far likelier than most people realize. While the world has been laser-focused on the woes of the heavily-indebted PIIGS nations for the last couple of years, property markets in Northern and Western European countries have been bubbling up to dizzying new heights in a repeat performance of the very property bubbles that caused the global financial crisis in the first place.

Nordic and Western European countries such as Norway and Switzerland have attracted strong investment inflows due to their perceived economic safe-haven statuses, serving to further inflate these countries’ preexisting property bubbles that had expanded from the mid-1990s until 2008.

With their overheated economies and ballooning property bubbles, today’s safe-haven European countries may very well be tomorrow’s Greeces and Italys.

I’ve named this massive multi-country housing bubble “The Post-2009 Northern and Western European Housing Bubble.”

(The Post-2009 Northern and Western European Housing Bubble is a part of the overall Post-2009 Global Housing Bubble or “Housing Bubble 2.0″ that I’ve identified.)

UK and London Housing Bubble

UK housing prices have nearly quadrupled from the mid-1990s to 2008, briefly fell 20% in 2009 and have since rebounded enough to keep property prices firmly in the stratosphere.

UK property prices are very overvalued, currently valued at 128% of their historic price-to-income ratio and 140% of their historic price-to-rent ratio. [1] In a pattern similar to France, the UK housing bubble (since 2008) has been primarily driven by price gains in the capital city of London.

Prime London housing prices rose a hearty 11.4% in the 12 months to October 2011 [2], up 40% from their post-credit crunch low [3], while most other investment markets fell in a very volatile year.

Like Paris, the city of London has such a strong level of international “brand recognition” and a perceived safe-haven status that wealthy foreign investors are clamoring to buy property in prime areas such as central London.

“London property is the ‘Swiss bank account’ of the 21st century,” says Robin Hardy, an analyst at London investment firm Peel Hunt. Rich people in places like Egypt, Syria and southern Europe are rushing to get their money away from the turmoil, and for want of a better alternative, they are plunking it down in the “millionaire’s playground” of central London. [4]

The nouveau riche of China, India and other emerging markets are also keen on diversifying their wealth into prime Western property markets such as London, Vancouver and Manhattan, while one hedge-fund manager said that London property was a “laundromat for Russian money.”

An entire generation is locked out of the city’s broken and outrageously-bubbled housing markets as the average Londoner would need to triple their salary to £87,000 to buy an average price property. [5]

The prime London property bubble is highly vulnerable to the popping of the precariously-teetering China and emerging markets bubbles as well as job losses and decreasing bonuses for City of London financial workers. [6]

French and Paris Housing Bubble

After zooming 120% from 2000 to 2008 and briefly dipping 5.6% in 2009, French property prices have continued their inexorable march higher since late 2009. French property prices are highly overvalued, currently valued at 135% of their historic price-to-income ratio and 150% of their historic price-to-rent ratio. [1]

Though property prices are strongly rising throughout France, the French housing bubble is largely driven by the Paris region, where prices have jumped 18% in 2010 and approximately 10% in 2011, up more than 40% since 2005. Some posh districts in Paris have risen at a 27% rate in 2011. [2]

France’s housing bubble was goosed by a 2009 law that was meant to stimulate the housing market by creating a significant tax incentive for buyers. Mortgage rates that plunged from 6.5% in late 2008 to 3.5% in 2011 were another major catalyst for soaring property prices, causing fixed-rate mortgage lending to increase by 73% by early 2011. [3]

The French property market now has the dubious distinction of being the most overvalued in Europe and the third most overvalued market in the world, behind only Hong Kong and Australia [4], which have property bubbles of their own.

The Paris-based OECD warned that “there is a risk that a prolonged period of easy finance could result in a price bubble,” which may endanger French banks [5], while Hervé Boulhol, the OECD’s France economist, warned against treating French real estate as a safe-haven and that the property market’s powerful rise without a corresponding rise in income “may signal a bubble phenomenon, as a bubble is a disconnection with fundamentals.” [6]

Moody’s also issued a warning that the French property market was overheating and that the least cautious lenders could face steep losses in a more price severe drop. [7]

By October 2012, the French property boom showed signs of an abrupt slowdown, with new mortgage loans dropping 45.8% (yoy) and a 30 to 40% decrease in home sales in Paris and Ile-de-France. [8]

German Housing Bubble

While Germany was fortunate and sensible enough to have avoided engaging in the 2000s housing bubble folly with the rest of the world, Germans certainly seem eager to make up for lost time.

The European Central Bank’s ultra-low key interest rate, while appropriate for the ailing PIIGS nations, is too low for faster-growing Germany resulting in negative real interest rates and fears of inflation.

As is common in countries with negative real interest rates, German investors are pulling money out of low-yielding bank accounts and investments and plowing it into all types of real estate, causing prices to boom for the first time in a very long while.

Property prices in Munich and Hamburg rose by more than 10% in 2011 [1] , while obscure fields and forests in northeastern Germany’s Uckermark region have soared by as much as 20 to 30 percent. [2]

In September 2012, George Soros said “You have a serious danger of a housing bubble developing in Berlin. It has a lot to do with the flight of capital and negative real interest rates.” [3]

It is too early to determine if Germany is in the midst of a property bubble, but it is certainly a situation that warrants monitoring, especially if there is a temporary improvement in global economic growth and sentiment.
