MICHELLE MEYER: NYC's Comeback Is One Of The Hottest Stories In The US Housing Market

$

michelle meyer

The New York City metro area has been one of the weakest housing markets for the past few years.

But in the last three months, home prices have been surging.

With homebuilders preparing for a "solid spring season,"Bank of America's Michelle Meyer believes this is an important trend to track.

But the rebound in New York city home prices is just one of the four top topics in housing that investors need to watch.

New York city homes prices have increased 21 percent in the last three months.

The New York City metro area has been one of the weakest housing markets for the past few years. But home prices have finally started to recover, climbing an annualized 18 percent in the past three months. Excluding distressed properties, home prices were up 21 percent.

Manhattan home prices are the strongest, up almost 11 percent on the year. These prices are being driven by foreign buyers and investors.

The sale of distressed properties has stayed the same, so Meyer suspects "that the improvement in prices comes from an improvement in underlying demand, perhaps reflecting improving home price expectations and attractive affordability."

Multi-family rentals and smaller single-family homes will now create a larger part of the housing stock.

Multi-family construction has picked up, with starts tripling from Q4 2009 to an annualized pace of 300,000.

The decline in homeownership after the financial crisis caused homebuilders to increase construction of multi-family homes for rent. Meyer expects homeownership rates to decline further to 63 percent which should continue to support such construction.

She also expects fewer "McMansions" and more new single-family properties to be built.

Washington will talk about the future of mortgage financing but will achieve very little.

Policymakers will be talking about reducing the role of Government-Sponsored Enterprises (GSEs) like Fannie Mae and Freddie Mac, and the roadmap for a new mortgage finance system.

But consensus is still lacking and "many Republicans still want an entirely private market, while some Democrats would like a greater government backstop." A bipartisan group of Senators has drafted the Jumpstart GSE Reform Act. While the legislation is expected to pass the Senate, it is likely to be blocked by the House.

Facebook's History Of Huge Product Launches That Go Nowhere (FB)

mark zuckerberg facebook home

In its relatively short life, Facebook has tried a lot of different products.

Some have worked out, many have not.

After a huge launch for "Facebook Home," an Android launcher that takes over your phone, we decided to look back at some of Facebook's failed products.

Facebook Home is a clever attempt by Facebook to subvert Google's world-leading smartphone platform. Facebook's announcement made Facebook Home look like a promising alternative to the stock Android design for people that really love Facebook.

Before we get too swept away with Facebook Home, there's reason for caution. Facebook has made a lot of big announcements, but they often fizzle out later on.

Facebook email never really worked out

Facebook introduced its own take on email in November of 2010, giving users @facebook.com addresses. We've never ever received a Facebook email.

Facebook tried to do mobile deals

There's a mobile advertising dream that goes like this: You walk down the street, you pass a Starbucks, Starbucks can offer you 10 percent off a coffee to get you in the door. It's been talked about forever, but it hasn't happened. It probably never will. But, Facebook took a crack at it with "Deals." You were supposed to open your phone and get offers. It didn't really catch on.

Facebook tried to help Microsoft crush Google Docs

In April of 2010, Mark Zuckerberg announced a partnership with Microsoft on Docs.com. The idea was that Facebook users would be able to share their Microsoft documents to collaborate. We don't recall hearing much about this one after the launch.

10 Airports That Give You Cool Stuff For Free

$

singapore airport slideAirports aren't known for being full of free goodies.

They leverage their captive audiences to get travelers to pay for every minute you're sitting around, whether it's in $2.49 bags of chips or $9.99 Wi-Fi.

But some airports stand out: rather than bilking and milking, they understand that travelers will want to return to a city if their first or last impression is a positive one.

And what's more positive than getting something for nothing?

Free Movies & Video Games: Singapore Changi

Singapore's Changi airport is the ultimate paradise of free stuff. Terminal 3's free movie theater screens big-name Hollywood flicks like X-Men: First Class, 24 hours a day.

Terminal 2 offers free XBOX 360 and PlayStation 3 gaming systems. If you want to stream your own movies, there's free Wi-Fi throughout the airport, as well as 500 free Internet kiosks. That's only the tip of Singapore's jumbo jet of airport entertainment, but it'll probably keep you occupied for at least one layover.

Free iPads: JFK Airport Terminals 3

Although Terminal 3 itself leaves something to be desired, Delta has installed 200 iPads at restaurants near the gate areas. Sure, you can use them to order food, but you can also surf the Web, check your email, stream videos or find other ways to anesthetize yourself against the misery of your surroundings.

Free Library: Amsterdam Schiphol

The Amsterdam airport is big for layovers, and the Dutch are big on reading. Let's combine the two! Schiphol Airport Library is a showcase for Dutch culture, with Dutch literature in translation, Dutch music and even its own Twitter feed (@airprtlibrarian). Nine of the 25 seats have iPads, as well. The library is part of "Holland Boulevard," the cultural area of the airport which also has a (non-free) branch of Amsterdam's Rijksmuseum.

The Most Obnoxious Wall Street Bars

$

joshua tree

Wall Street is all around the world, but its home-base in New York City.

It's fitting because NYC is the capital of the world and a veritable playground for anyone with the cash to spend.

And bankers have the cash. That also means they have choices about where they go eat and especially about where they go drink.

Unfortunately, when there's plenty of choice, that means many of those choices can be... obnoxious.

Wall Street bars are no exception to this rule. That's why we surveyed you guys and got your feedback on where Wall Street goes to be their worst selves. Then we did some investigating ourselves.

We'll try to spare you the goriest details, but think: Uber preps, frat-tastic kids just out of college, girls who can't stop screaming (woooooo!), and music that is banned in most tasteful establishments (Shania Twain anyone?).

So consider this a public service announcement. These bars are totally obnoxious.

Johnny Utah's

Readers that rated it "totally obnoxious": 14 reader write-ins

Location: 25 West 51st Street, Midtown

Why is it obnoxious?: It has a mechanical bull and interns and first year analysts love it. Need we say more?

Tip: Don't get on the bull. Duh.

Stone Street Tavern

Readers that rated it "totally obnoxious": 23 reader write-ins

Location: 52 Stone Street, Financial District

Why is it obnoxious?: Stone Street Tavern spills out into the cobble-stone Financial District Street where Wall Streeters spend warm evenings sipping beers, taking shots, and mingling with their own. Basically, it's like being inside a banker sardine can.

Tip: Yes, it's hectic, but the waitresses will somehow remember your order. Trust us.

Harry's

Readers that rated it "totally obnoxious": 28 reader write-ins

Location: 1 Hanover Square, Financial District

Why is it obnoxious?: Harry's is a Wall Street classic with a Saturday bottomless brunch where Eggs Benedict is made with a pork chop. Day or night, imagine a never ending sea of slick-backs getting sloshed since 1972.

Tip: At night they have very attractive bartenders. Just sayin'.

babolatConsumers these days have an insatiable demand for information, according to the consultants at trendwatching.com.

With new possibilities unlocked by technology, consumers want to visualize data, map it, track it, alert it, evaluate it, and use it in ways that make life better.

"Info Scarcity" is one of dozens of megatrends listed in the premium database at trendwatching to identify some products that fit into this trend. We see it everywhere, like in the following products.

This clock tracks your sleep patterns in order to wake you up at exactly the right time.

Available from July 2012, the Renew SleepClock from UK-based electronics brand GEAR4 is a dock which facilitates the tracking and management of sleep patterns in conjunction with an iOS device. Via inbuilt sensors, the Renew SleepClock detects users’ deep and light sleep phases, and can then wake them up at the most appropriate time. The device generates personalized recommendations based on individual sleep patterns, while the associated free app enables users to monitor sleep habits over time. The Renew SleepClock retails for USD 129.95.

Monaco Penthouse Concept Could Hit The Market For $280 Million

$

Odeon Tower Penthouse

The apartment atop a planned luxury tower in Monaco could be listed for $280 million, making it the world's most expensive penthouse if it sells for anywhere near that price.

Current renderings for the residence, at Monaco's Odeon Tower, show a five-floor home with 35,500 square feet of space.

They also show a private infinity pool with a water slide, but Fred Schiff of London-based Knight Frank (the agents in charge of global marketing for Odeon) told Robert Frank at CNBC that it was "just one thing the developers are talking about.”

The price tag on the penthouse is pure speculation, based on the size of the space and current prices for apartments in the building, which start at £5,200 per square foot ($7,958 at current exchange rates), a representative for the developer told us.

If the multi-level residence does sell for the anticipated $280 million, that would make it the most expensive penthouse in the world, followed by a residence at One Hyde Park in London that sold for $216 million.

The Odeon Tower — or Tour Odeon — will stand roughly 560 feet and look out at the Mediterranean Sea.

The current scheme features 70 apartments spanning the 49-story building, not including the penthouse and duplexes.

Oden Tower will have a luxury on-site supermarket, 24/7 concierge, and day-to-day housekeeping services for residents.

10 Hotels Where You Can Party On The Cheap

$

la roca pool viva wyndham dominicus beachSpring break is just the kick-off to a season of partying till dawn.

You may or may not want to go as crazy as these girls, but either way you’ll want to check out these ten party hotels that won’t bust your budget.

Clevelander Hotel, Miami

Built in 1938, the Clevelander has been a South Beach landmark for more than 70 years, known as much for its come-one, come-all parties as for its official duties as a hotel. A 60-room crash pad for fraternity-types, the Clevelander features nonstop parties raging at its three bars and two rooftop terraces all day and all night. The drinks are never watered down and clothing often tends to be optional — or at least, articles have been known to go missing after a few rum runners.

Iberostar Rose Hall Beach, Jamaica

For an upbeat, all-you-can-drink mega-resort, this Iberostar destroys the competition — better food, liquor, service, and activities for less cash. The energetic Star Friends team leads daily games at the beach andpool, knowledgeable bartenders make strong drinks with recognizable liquor brands, and water sports, including kayaking, parasailing, and even Scuba tours, are free. The beach has long stretches of soft, white sand, shade from low-lying palms, and full oceanside drink service. The Montego Bay airport, and the bars and clubs on Montego Bay’s hip strip, are about a 20-minute cab ride away.

Bahia Principe San Juan, Dominican Republic

Attracting party-focused youngsters in search of pre-noon cocktails (it’s five o-clock somewhere!), the Bahia Pricipe San Juan is one of the liveliest (i.e., loudest) all-inclusives in the D.R. It’s in the middle of nowhere, so guests mostly stay on-site; drinking begins early at the swim-up bar and ends at the disco or the karaoke bar. The live music performances are among the best in the D.R. and the beach is gorgeous. The rooms are worn, but they’ll do — especially if you’re a few drinks in.

A foreign hiker named Roger Shepard looks to this ancient mountain culture as a source of unity for Korea.

The 46-year-old New Zealander has had "unprecedented access" to the mountains on the North Korea side and looks to bring other people with him through his company, Hike Korea. So far he has spent nearly three months in North Korea (DPRK) over four visits.

He got this access by remaining as apolitical as possible.

"I was there to take photos of the mountains and that's what I did," Shepard told David Slatter of NK News.

Shepard shared some pictures and commentary (edited for clarity) with Business Insider.

AMERICA TODAY: 3 Million Overlords And 300 Million Serfs

$
0
0

Serfs

One of the most disturbing trends in this country is the rise of extreme wealth and income inequality.

As the following charts show, America is rapidly becoming a country of a few million overlords and three hundred million serfs.

Unfortunately, this issue has been politicized, which means that people don't think about the implications of it — they just start yelling.

But extreme inequality is bad for everyone, even the overlords.

Why?

Because when inequality gets bad enough, serfs don't have much money to buy products from overlords. This hurts the overlords' ability to get even richer.

(That's what's wrong with the American economy right now. The serfs are tapped out. The overlords are responding by firing more serfs, to increase profits. Unfortunately, because one person's "costs" are another person's "wages,"this is making the problem worse.)

The best way to fix inequality is not to tax most of the overlords' money and give it to the serfs. That just inflames "class warfare" and gets people yelling about "socialism."

The best way to fix inequality is to persuade the overlords that it is in their best interests to share more of their wealth by paying their employees more for their hard work (work that, not incidentally, is what makes the overlords rich).

In other words, the best way to change this is to persuade companies that it's better to focus on creating value rather than just profit.

Persuading America's overlords to do this will take a while, though.

In the meantime, it's important that everyone understand just how extreme the inequality in this country has become.

It's way worse than most people think it should be. And it's way worse than most people think.

The following screenshots from a video created by a pseudonymous videographer called "Politizane" shows this in detail. You can watch the video here or at the end of this presentation. There's one criticism that I'll address at the end, but the basic message is correct:

A couple of years ago, professors Dan Ariely and Michael Norton asked 5,000 Americans about wealth and inequality.

They wanted to see what wealth distribution Americans thought would be IDEAL ... and then compare this to the ACTUAL distribution.

To illustrate the findings, a videographer named "Politizane" reduced America's population to "quintiles" based on their wealth. ("Bottom 20%, Top 20%, etc.)

Scientists Rediscover The Super-Rare 'Badger Bat' [PHOTOS]

Niumbaha Superba bat from the side

Scientists have found a rare bat in South Sudan so unique that they have decided to give it a new genus.

Biologist DeeAnn Reeder of Bucknell University found the bat after being in the field about two weeks. She knew as soon as she held it in her hand that it was the "catch of a lifetime."

See the bat >

"I was just ecstatic," Reeder told Business Insider. "Those moments in your life just come up so rarely."

The animal was seen for the first (and last) time in 1939, but the bat's unique stripes led the discovering scientist to misidentify it as a member of the Glauconycteris genus.

"We figured out eventually that it was the same as this thing that had been described in the Congo in 1939," Reeder said. "And it was given a name at that time that was Glauconycteris superba, and I know the other animals in this genus Glauconycteris pretty well and when I had this animal in my hand in the field I knew there was no way it belonged to that group."

Reeder brought it back to the Smithsonian and examined it. After about an hour, she and a colleague decided the bat was so different from every other species that it needed its own genus.

So, instead of Glauconycteris superba, Reeder called it Niumbaha superba, to honor the local Zande people, who live in the region of South Sudan where Reeder does her research.

South Sudan had been embroiled in conflict for decades before achieving independence in 2011. Very little of the country has been developed, and scientists have only recently been able to safely do research in the forests. Reeder thinks her rare badger bat is only a sign of all of the new discoveries scientists will make in the area.

"What it highlights is that there is so much about African biodiversity, particularly sub-Saharan African biodiversity that we just don't know," Reeder said.

The bat was euthanized and preserved, and now is available at the Smithsonian Institution in Washington D.C. for researchers to study.

Some media organizations have called it the "panda bat," but Reeder said the stripes on the back reminded her more of a badger.

"It's a rare thing for a bat to be striped like that," said Reeder. "Typically when you see something striped like that — a badger or a skunk — it means 'stay away from me, I'm dangerous' or 'I'm toxic.'"

"That was my first impression when I had this bat in hand," she said. "But that would be unheard of in a bat."

How Bombardier's Customizable Private Jets Get Built [PHOTOS]

bombardier factory montreal tour how build global 6000 private jet

The wealthy individuals and big corporations willing to spend tens of millions of dollars on a private jet tend to know what they want and expect to get it.

Bombardier, like all successful companies catering to luxury buyers, is happy to comply.

That means offering virtually endless choices of seating arrangements, leather, cloth, and china, and just about anything else the customer wants. They do draw the line at installing exercise bikes — for weight considerations.

New planes arrive without any interior to speak of at Bombardier's Global Completion Center in Montreal, and are outfitted to their future owner's exact specifications.

From beginning to end, the process takes 18 months. The final price tag for the Bombardier Global 6000 jet, the company's standard model with room for 14: around $50 million.

Bombardier gave us a private tour of the factory, and showed us how they make their private jets.

Full disclosure: Private jet charter company VistaJet paid for our trip to Montreal to try out its service and visit the Bombardier Completion Center.

Customers start by selecting the design they want for their jet, including all the materials that will be used. The process of designing a customized jet takes two to four months.

Some customers want to match the look of their jet to that of their yacht. Here are some of the leather samples they can select from.

The combinations of choices are endless, Bombardier says. The only requirements are that materials be nonflammable, and relatively lightweight.

It's possible that Kerr, 30, simply became too hot for Victoria's Secret. The brand goes out of its way to hire models whom its customers can relate to, and the stunning wife of actor Orlando Bloom might not fit the bill.

In short, Kerr is so hot that female customers are threatened by her.

Kerr's "difficult reputation" made the brand hesitant to keep her on board as one of its ten Angels, according to the report. It's also rumored that she didn't sell as much lingerie as other big names at the company.

Miranda Kerr has been modeling since she was 13, appearing in television advertisements. Her most prolific campaign before Victoria's Secret was for Maybelline Cosmetics.

In 2007, she signed a contract with Victoria's Secret to replace Gisele Bundchen as an Angel.

She also began dating her now-husband, actor Orlando Bloom. The two have a child, Flynn, together.

Obama Wants To Spend $100 Million To Lasso An Asteroid — Here's How It Could Actually Work

$
0

Obama Asteroid

There's been an increased interest in asteroids ever since a meteor exploded in the sky above the Russian city of Chelyabinsk in February, an event almost immediately followed by the closest known flyby of a football-sized asteroid

That's why NASA hopes to invest a significant chunk of federal money into a plan that involves "bagging" a small asteroid and dragging it back into orbit around the moon, later to be visited by astronauts who will bring back samples.

See the plan to lasso an asteroid >

In President Obama's 2014 budget proposal, unveiled on Wednesday, the space agency called for a spending total of $17.7 billion, with $105 million of that money dedicated to identifying potentially hazardous asteroids, NASA said in a news conference on Wednesday.

Of that, $78 million would go toward the asteroid retrieval initiative

If successful, this would be the "first-ever mission to identify, capture, and relocate an asteroid,"NASA administrator Charles Bolden said in a statement

Though wrought with unexpected challenges, the plan to wrangle a fast-rotating space rock actually seems pretty simple on paper.

NASA released an animation of the operation, which we've broken into slides.

The first thing NASA has to do is identify a suitable asteroid target. The ideal space rock is one that's small (about 25 feet wide) and close to Earth.

The size of the space rock is important. If something were to go wrong, this asteroid will be small enough to burn up before it enters Earth's atmosphere.

Next, a robotic spaceship will be launched and used to capture the asteroid.
