The most successful actors in Hollywood history have combined talent, versatility, and longevity to appear in hit films for decades.

Tom Hanks, for instance — the fourth highest-earning actor in US box-office history — embodies all three of these qualities.

We turned to Box Office Mojo to rank the top-earning actors of all time by their total career hauls for their films at the US box office.

The ranking shifted significantly following the release of this year's blockbuster Marvel film "Avengers: Infinity War," with "Avengers" actors like Scarlett Johansson and Robert Downey Jr. moving up several spots each at the top of the list. 

Here are the 50 actors with the top U.S. box-office grosses of all time:

Sri Lanka is building a $15 billion metropolis to rival cities like Hong Kong and Dubai

  • By the time it is completed in 2041, the project could cost around $15 billion.
  • At 665 acres, the Port City development could eventually double the size of the nation's capital.

Sri Lanka's $1.4 billion Port City development has elicited parallels to a number of major urban centers. At 665 acres, the project is about the same size as central London, but its design resembles cities like Hong Kong, Singapore, and Dubai.

A decade ago, the idea of a Sri Lankan city that rivaled the world's leading financial hubs seemed implausible. From 1983 to 2009, the nation was ravaged by a brutal civil war between its military and an insurgent group called the Tamil Tigers. By the end of the conflict, hundreds of thousands of civilians had been killed and the city had spent more than $200 billion on war costs. 

Less than ten years later, the nation has devised a plan for bringing jobs and economic opportunity to its capital city, Colombo. Through the development of a new metropolis inside the capital, officials estimate that Colombo could eventually double in size. Already, Colombo is the most populous city in Sri Lanka, with around 750,000 residents in its urban core. 

Though the concept of Port City originated in 2004, its plans were delayed until after the war. Around that time, Sri Lanka saw an influx of Chinese investment, which the country put toward major infrastructure improvements. The partnership ran into trouble when Sri Lanka had difficulty repaying its debt, while China was accused of using its investments to wield political influence. 

In 2014, Prime Minister Ranil Wickramasinghe suspended the Port City project, citing concerns about damage to the coastline. This angered the project's investor, China Communications Construction Company, which claimed to be losing $380,000 a day while the development was in limbo. By 2016, the plan was back in motion with a new set of environmental protections.

According to the site's developer, China Harbour Engineering Company (CHEC), the project is still on track to complete its reclamation efforts and the first phase of infrastructure by 2020. Port City is set to be finished in 2041, at which point its costs could reach $15 billion. 

Here's what it might look like in the future. 

To build the city, developers are using dredgers to gather up sand from the bottom of the ocean.

CHEC ultimately plans to add 65 million cubic meters (around 17 billion gallons) of sand along the shore.



Environmental groups have raised concerns about the destruction of aquatic life, which could damage the livelihood of local fishermen. But developers contend that dredging won't pose a threat.

CHEC recently obtained a permit that allows it to dredge 5 kilometers from the coastline and only at depths at or below 15 meters. The organization is also prohibited from dredging in areas near reef habitats or fishing grounds. 

To account for the economic cost to local fishermen, the company has set aside nearly $7 million to be distributed among fishing associations over the course of three years. 



Developers have completed more than 90% of their reclamation efforts, putting them on track to finish by June 2019.

Millie Bobby Brown is nominated for her second Emmy award this year for her role as Eleven on the hit Netflix show "Stranger Things." She's one of the youngest people to ever be nominated for an Emmy, and if she takes home the prize on Monday, she'll be tied with the youngest person to ever win at 14 years old.

It's rare for the Emmys to nominate young actors, despite the fact that so many child actors have gotten their start on the small screen throughout television history.

There have only been 11 actors 18 years of age or younger nominated for an Emmy, and only two actors in that age group have won since the award show began in 1949.  

The 70th Primetime Emmy Awards, hosted by Colin Jost and Michael Che, air live on Monday, September 17 on NBC at 8 p.m.

Malcolm Jamal-Warner, 16-years-old

Jamal-Warner became a contender for a best supporting actor Emmy at 16 for his role as the goofy, relatable Theo Huxtable on "The Cosby show" in 1986.

8 ways to prepare your pets for a hurricane

dogs washington stateWith Hurricane Florence expected to make "catastrophic" landfall, preparations need to be made — and it's important not to remember your pets.

Whether you're evacuating to a different state, a shelter, or staying in, here's how to handle your furry loved ones. Even those who are not in the direct path of the hurricane should have a plan because hazardous conditions can still occur outside of the evacuated areas, according to the National Hurricane Center.

Here's what do with your pets when prepping for a category five hurricane.

If you are evacuating, your pets should evacuate, too.

Don't leave your pets behind if your home is deemed unsafe. When leaving, the American Red Cross suggests preparing "a phone list of pet-friendly motels and animal shelters along your evacuation route." However, keep in mind that shelters will typically only allow service animals.



Create an emergency kit for your pet.

In addition to the kit you assemble for yourself, you should collect  leashes or harnesses, three days' worth of food and drinking water, items for cleaning up waste, a can opener (for cat food), medications, copies of medical records, current photos in case they get lost, the contact info for your veterinarian, and comfort items like toys.

All items, but especially papers, should be in a waterproof container. A more extensive list can be found here.



Call hotels, friends, and pet centers ahead.

If you're going to check into a hotel, find out if they have pet-friendly policies. American Red Cross recommends asking if they're willing to waive their no-pet policies in an emergency, like a hurricane. You also might be able to make a reservation at a boarding center out of your area, so do that as soon as possible before they fill up.

We tried 4 different fast food coffees — and the winner might surprise you

  • As part of an ongoing taste test series, INSIDER tried four different fast food restaurants' hot coffee. We tried Chick-fil-A, Wendy's, McDonald's, and Dunkin' Donuts.
  • Wendy's, a relative newcomer to the breakfast game, was our favorite.
  • All four are a solid option though, if you're looking for a cheap caffeine jolt.


Here at INSIDER, we've done our fair share of taste tests, including fried chicken, French fries, and chocolate chip cookies. Today, we add fast food coffee to the list.

We sampled:

  • McDonald's
  • Chick-fil-A
  • Wendy's
  • Dunkin' Donuts

To make the taste test as scientific as possible, we ordered each coffee black (no milk or sugar), and added the same amount of Land O'Lakes half and half to each later.

Keep scrolling to see which coffee we might add to our daily routine.

To start my journey, I headed over to Chick-fil-A. I've never had their hot coffee, but their iced coffee is definitely on point, so I was excited to try the hot version.

Chick-fil-A's coffee was the most expensive — by just a penny. It cost $2.09 for a small coffee.

According to their website, their "Medium-roast coffee contain[s] only hand-picked certified 100% Colombian beans." They serve Thrive Farmers coffee, whom they partnered with in 2014, allegedly making it the "QSR (Quick Service Restaurant) industry's first-ever specialty-grade coffee." 

The press release states that a portion of the revenue from each cup sold goes directly to Thrive's network of farmers in Central America, which made me feel good about drinking it.



I trekked next door to Dunkin' Donuts. It looked significantly smaller than Chick-fil-A's small size. The sleeve was also designed for a larger coffee.

Dunkin' Donuts' small coffee came in at $2.08, making it the second-most expensive coffee of the four.

They offer three different blends: Original, Dark Roast, and Dunkin Decaf. I opted for Original. The Dunkin' website suggests pairing the Original Roast with an Old Fashioned doughnut, because the "notes of nutmeg in our Old Fashioned donut pair beautifully with [the] light fruity notes in our Original Blend." Sadly, no doughnuts for me this morning.



Next stop: the McDonald's down the street. Since the brand is famous for its McCafé, I figured this might be the best of the bunch.

McDonald's has been selling coffee for 70 years, but McCafé, the coffee and breakfast branch, was only founded in 1993. While there are stand-alone McCafé's, every McDonald's sells breakfast and coffee all day long, as of 2016.

The McDonald's coffee smelled the best — it had a nutty aroma. It also only cost a dollar.

According to their website, McDonald's coffee is "Made with 100% Arabica beans."

11 foods that don't have as much protein as you think

And while protein can be easily found in a variety of different foods these days, it's important to note that there are some foods out there that seem like protein powerhouses in theory, but actually, contain a few measly grams of protein in reality.

To help you determine which foods actually contain less protein than you think, we spoke to some expert nutritionists and dietitians on all the vegetables, milk, and snack foods that contain little to no protein at all. Below is some important insight you'll definitely want to keep in mind.

Non-dairy milk doesn't have as much protein as cow's milk.

"Non-dairy milk and yogurt often are thought of having equal amounts of protein to animal dairy products, but other than soy-based foods, non-dairy products do not have as much protein," said registered dietitian Stacy Leung, RDN, CDN, CLT, RYT. Unsweetened almond milk has about one gram of protein per one cup serving, she said, while cows milk has about eight grams of protein per one cup in comparison.



Avocados don't have as much protein as you may think.

"Avocado has about two grams of protein per 100 grams and the same serving contains 16 grams of fat," said registered dietitian nutritionist Kristin Koskinen, RDN, LD, CD. This isn't necessarily a bad thing, she said, but it's important to note that avocado isn't the protein powerhouse you probably thought it was.



Hummus has a small amount of protein.

"Hummus is the perfect dip for veggies and crackers, but it is not a good protein source," explained registered dietitian Cheryl Mussatto MS, RD, LD. There are only about two grams of protein in a serving which is considered two tablespoons, she said. That's a drop in the bucket compared to what the average person needs daily of protein, she added.

For many, a cancer diagnosis is one of the scariest things imaginable. Though most cancers are treatable, it's always best to try and prevent serious medical problems before they have a chance to occur.  

Here are a few things that, according to scientific research, can actually reduce your risk of getting cancer.

1. Don't smoke or use tobacco products.

Most people probably know that smoking causes lung cancer, but that's not the only damage cigarettes can do. According to the Mayo Clinic, lighting up can also leave you with cancer of the mouth, throat, larynx, cervix, bladder, pancreas, and kidney.

Cutting out all tobacco exposure is important if you're looking to minimize your risk of cancer. Chewing tobacco has also been linked to cancer of the mouth and pancreas, and secondhand smoke can increase your risk of lung cancer, the Mayo Clinic further reports.



2. Limit alcohol, as your cancer risk can increase the more you drink.

According to the National Cancer Institute, there is strong scientific evidence suggesting the consumption ofalcohol can lead to several types of cancers, including breast, liver, head, neck, and colorectal cancer. Research has also shown that people who use both alcohol and tobacco have a great risk of developing cancer, and that cancer risk increases the more a person drinks.



3. Maintaining a healthy weight lowers your risk of disease.

Watching your weight can benefit more than just your waistline. The Mayo Clinic suggests staying at a healthy weight can lower the risk of different cancers including breast, prostate, colon, lung, and kidney cancer.

Apple just unveiled three new iPhones, including a 6.1-inch iPhone called the iPhone XR.

While the other two new phones, the iPhone XS and iPhone XS Max, will be available this month starting September 21, the iPhone Xr won't be available for awhile — it starts shipping October 26, with preorders going live a week before that.

Among the many other standout features in the iPhone XR, most notable are its colors. It's reminiscent of the iPhone 5C, the ceramic candy-colored phone that was a more affordable version of the iPhone 5S when it went on sale back in 2013.

Especially if they're younger, it falls to you to pick out an appropriate costume for your kids to wear on Halloween. It's easier said than done. Somehow, costume stores are still stocked with costumes that many find to be offensive or dangerous. 

If you're overwhelmed trying to figure out what to put them in, that's completely normal. As a guide, these are costumes you may want to avoid.

1. Dressing as Moana may seem harmless but some argue it turns Polynesians into a costume.

With the popularity of the film "Moana," costumes featuring the princess will be everywhere. While it may seem like a no-brainer to have your kid dress up as a movie character they emulate, many feel that dressing up white children as Moana turns Polynesians, and their culture, into a costume.

"Recognize this: Moana is a really special character to young girls of Polynesian descent who have never seen a Disney Princess who looks like them, just like how Tiana from 'The Princess and the Frog' likely resonated with young Black women who had waited decades to see themselves represented," the editors of Redbook wrote in an op-ed. "White girls have plenty of princesses to choose from — there's Belle, Ariel, Snow White, Sleeping Beauty … you get the idea. If your Caucasian son or daughter doesn't get to be exactly what they wanted for Halloween, encourage them to take a step back and realize that they're awash in privileges that the real Moanas and Tianas of the world will likely never see, because the world is full of racist a-------."

It's worth noting that others, including writer Preeti Varathan, have argued that kids can wear this costume as long as it's done in a respectful way. 

"Discouraging your children’s impulses, and insisting they stick to white alternatives, misdirects their initial feelings of adoration for a woman of color," Varathan wrote in Quartz. "Brad Meltzer, a children’s book author who has spent decades studying the concept of heroes, believes 'heroes are really magic mirrors. Your heroes don’t just reflect you; they reveal you.' This makes your child’s impulse to worship Moana, a girl from a different race and culture, even more worth protecting." 

But both Varathan and others agree that brownface shouldn't and can't be part of these costumes, so painting their skin or "wearing" traditional tattoos like the character Maui should be avoided. 



2. Anything with blackface is a no-go.

Blackface has a deeply painful history in the black and African-American communities. Costumes with blackface, as "Daily Show" correspondent Roy Wood Jr. noted in a segment, are something that should be avoided at all costs. 

"Blackface is like smoking on an airplane. It used to be acceptable a long time ago but now we know it hurts people around us," he said. "That’s why when it comes to blackface, your intentions don’t matter."



3. Dressing like a "homeless person" isn't funny.

There's a trend on Halloween for people to dress as "hobos" or people who are homeless as a joke. As the Montgomery County Coalition for The Homeless reminded people, a person who is homeless is not a costume and poverty is certainly not something to be used as a punchline.

"This Halloween, please don’t dress up like a person experiencing homelessness," the group wrote. "It’s unthinkable that anyone would dress up as someone experiencing domestic violence or as a child in extreme poverty. So please respect our clients’ humanity as you plan your Halloween costume this year."

dancing with the starsIt seems like just yesterday Olympic figure skater Adam Rippon won season 26 of "Dancing with the Stars." But another season is upon us and after weeks of rumors, the cast was officially revealed on "Good Morning America."

Along with their professional dance partners, we were introduced to the actors, athletes, reality stars, and singers who will be doused in glitter and vying for the coveted mirrorball trophy. Meet the cast and watch the premiere of season 27 at 8 p.m., September 24 on ABC.

Alexis Ren is paired with Alan Bersten.

Social media star Alexis Ren is hoping to gain a whole new following on this season of "Dancing with the Stars." The model and Instagram sensation has been part of campaigns for Tommy Hilfiger and Calvin Klein, nabbed the cover of Maxim, and most recently was named the 2018 Sports Illustrated Swimsuit Edition Rookie of the Year.

It was in fact during that SI shoot Ren revealed some info which might make her fellow contestants a bit nervous — she's a classically trained ballerina.

Ren, of course, took to the platform which made her famous to share a few words on this latest chapter of her life. "I hope mom is watching and smiling from above. Excited to be apart of @dancingabc let's do this @alanbersten."



Bobby Bones has teamed up with Sharna Burgess.

Bones is no stranger to reality TV. The host of the nationally syndicated radio show, "The Bobby Bones Show" served as a mentor on this past season of "American Idol."

His list of impressive accomplishments includes New York Times best-selling author, 2017 Country Music Association National Broadcast Personality of the Year and the youngest ever inductee into the National Radio Hall of Fame.

Bones could not contain his excitement about the show and new partner Sharna Burgess on Twitter.

Danelle Umstead is partnered with Artem Chigvintsev.

Paralympian Danelle Umstead is trading in her skis for heels this season. The Illinois native was diagnosed with retinitis pigmentosa at the age of 13. This genetic eye condition causes the retina to degenerate progressively, eventually resulting in blindness.

At the 2010 Winter Games, Umstead won a bronze in both the downhill and super combined events. She added to her medal collection four years later with another bronze in the super combined at the 2014 Games in Sochi. Now she is taking on DWTS with her pro partner Artem Chigvintsev.

Umstead shared her enthusiasm for the upcoming journey in an Instagram post.

"This is really happening. It is nice to finally share this amazing adventure with you all. Promise to give it all I have. So lucky to have @theartemc as my partner, coach, and partner in crime @dancingabc #dwts."

10 signs you're being catfished — even if you think you aren't

dating app textingThe term "catfish" is everywhere these days — and it's happened to so many people who have tried to form meaningful relationships or friendships on the internet. 

For those who don't know, the term refers to when the person who you're talking to online isn't who they say they are. It all started with the MTV show "Catfish," which coined the term, with hosts Nev Shulman and Max Joseph. (It's worth noting that Shulman was accused of sexual misconduct but was ultimately cleared by a third-party investigation and is now back on the show while former host Max Joseph has since left the show to pursue a film career.)

While being catfished can be tough, here are a few warning signs that should make you suspicious. Here's what to look out for if you think you might be getting catfished.

They refuse to video chat with you.

There's a reason why the hosts on "Catfish" always tells people who are in doubt to "Skype it out"— your online pal's refusal to video chat with you is one of the biggest and most telling signs that you're being catfished.

Sure, they might have a good excuse, but if you've been talking for months and they won't answer your FaceTime or Skype calls, you should be suspicious.



They can never send you a selfie in the moment.

When you're interested in someone, you're probably not going to want them to see photos of you unless you look your best, but at some point, you'll probably be put together enough that you can freely send them a selfie. If that's not being reciprocated, you should definitely ask yourself why.

"One thing you can do if you are concerned is ask them for a photo of them doing something or holding something specific because it's unlikely that they'll have found a photo like that," Schulman said during an interview with Texas47 TV.

 



They won't talk on the phone with you.

This can be a huge sign that the person you're talking to isn't really who they say they are. If they sound different from videos you've sent, they won't want you to hear their voice, because then they'll be busted.

Or, the person you're speaking to might be someone you know— and you might recognize their voice.

iPhone XS / XS Max / XR

Like back-to-school sales and the delightful onset of hoodie weather, it wouldn't be September without a big iPhone reveal event from Apple.

2018 is no different, with Apple holding its annual debut event on Wednesday morning at its Cupertino headquarters in California. Whether you already know everything about the three new flavors of iPhone or not, there was a mess of news to take away from Apple's big event.

Luckily for you, we've gathered up all that news in one place — head below to dig in:

1. New iPhones: The iPhone XS (pronounced "ten-ess") and XS Max.

Apple's got two new main versions of the iPhone this year: the iPhone XS (ten-ess) and XS Max.

In the past, Apple has released its new iPhone alongside a "Plus" model — since the Max is "bigger than Plus size," Apple's calling it something different. 

With a 6.5-inch "Super Retina" OLED display, the iPhone XS Max is a giant. It's got a giant-sized price tag to match: The iPhone XS Max starts at $1,099, with 64 GB of storage, and goes all the way up to $1,499 with 512 GB of storage. 

The iPhone XS directly replaces last year's iPhone X at the now standard iPhone price of $999 to start. The screen size stays at 5.8 inches, and the phone in general looks very similar to last year's model.

Indeed.

In the camera department, both the XS and XS Max have two 12-megapixel lenses on the back. Apple is touting a new feature called "Smart HDR," which seamlessly blends several different image frames into a single image. In short, the function is intended to make photos look sharper and have more natural light.

Another new camera trick is adjustable bokeh — you can snap a photo, and then adjust how blurry or sharp the background of your subject is. 

But the biggest upgrade to this year's iPhone model is something you can't see: A new chip. The "A12 Bionic" chip is said to make the iPhone more powerful than ever. 

Both the iPhone XS and XS Max are offered in three colors: gold, silver, and space gray. Additionally, there are three storage options for each: 64 GB, 256 GB, and — for the first time in an iPhone — 512 GB. Another notable addition: Both the XS and XS Max support a dual-SIM card system, enabling multiple phone numbers and easier international travel. 

Pre-orders for both phones are planned to start this week, on Friday, September 14; the phones are otherwise scheduled to be available in stores starting on the following Friday, September 21.

2. A third iPhone: The iPhone XR.

Remember the iPhone 5C? It was a low-cost, colorful version of the iPhone 5S that used slightly less expensive materials to produce a very nice, less expensive phone.

The iPhone XR is kind of that.

Coming in at $749 to start, it's not exactly inexpensive. It is, however, comparatively less expensive than the iPhone XS ($999). It's also, size-wise, directly in between the new iPhone XS and XS Max — the iPhone XR has a 6.1-inch LCD screen. 

That LCD bit is important, because it's part of why the XR costs $250 less than the XS (enough acronyms for you?). A big part of the absurdly high price tag of the $1,000 iPhone X that launched last year was the OLED screen. The same thing applies to this year's iPhone XS and XS Max, which also have OLED screens.

The iPhone XR, internally, is nearly identical to the more expensive XS and XS Max. It's got the same A12 Bionic chip, powered by the same supporting hardware. It's got a similarly powerful battery that should carry most users through at least one day of use.

It loses 3D Touch — perhaps another measure of the LCD screen — and only has one of the two 12 megapixel cameras found on the back of the iPhone XS and XS Max. 

But it has one incredible feature that neither the XS or the XS Max has: It comes in yellow.

Hard to argue with that!

The iPhone XR launches a bit later than the XS and XS Max: It's scheduled to arrive in stores on October 26, with pre-orders starting the prior Friday, October 19. The iPhone XR starts at $750 with 64 GB of storage, and goes all the way up to $900 for 256 GB of storage.

3. The Apple Watch Series 4 — the next version of the Apple Watch.

There are two new versions of the Apple Watch in two new sizes: 40 and 44 mm. The screens are slightly larger — 30% larger, Apple says — and they stretch further to the edges than ever before.

The Apple Watch Series 4 is an update, but not a major one. 

It's got a new, more powerful chip (the "S4") at its core that promises "up to two times better performance." The accelerometer has been improved to detect falls, and can auto-dial emergency services when necessary.

The digital crown now offers haptic feedback, imitating the feeling of a mechanical dial. The microphone has been moved, to offer better phone calls clarity away from the speaker, and the speaker is now 50% louder than before.

Perhaps most importantly, the Apple Watch Series 4 is a remote electrocardiogram machine — simply touch your finger to the digital crown and it will do its best job at approximating a real ECG. The function has even been approved by the Food and Drug Administration, according to Apple. 

Additionally, a new function will monitor heart rate for both low activity and for atrial fibrillation ("AFib"). 

Otherwise, the Apple Watch Series 4 offers the same functionality that millions of Apple Watch users are already intimately familiar with: answering calls, responding to text messages, monitoring health, and lots of other stuff you might otherwise do on your iPhone.

The new Apple Watch starts at $399, and comes in Silver, Black, and Gold. Pre-orders start on Friday, with in-store available expected to start on September 21.

I'm an American who visited Ireland — here are the 7 biggest differences I noticed

There are reportedly 34.5 million people who claim Irish ancestry in the US, making America’s Irish population seven times larger than that of Ireland itself, according to the Washington Post. And yet our two cultures are quite different.

I recently went to Ireland and noticed some big cultural differences between the US and Ireland that I found worth noting.

Keep in mind this is all based on my own experience, and other people’s findings may vary.

In Ireland, small talk is life.

In Ireland, small talk is a lifestyle. Even their neighbors, the Brits, are gobsmacked by Irish people’s small talk skills. The Irish Times has even published a trend piece about how important small talk is to your career.

I have sat awe-struck in the middle of Irish groups who can spend hours small-talking. What did they do yesterday? What did they do today? What are they doing tomorrow? Now repeat those same questions, but ask what their brother’s getting up to, then their sister, then their mother. Once you’ve made it through the whole family, they’ll move on to the ongoing activities of the next person’s entire family. After that, maybe an hour-long conversation about the weather will occur.

Of course, this is a generalization and it isn’t true of all Irish people. Some are willing to talk about politics, religion, money, pop culture, or any other topics that are slightly more controversial than, say, where they bought their shirt.

But if you’re planning to have a conversation with an Irish person any time soon, make sure you gird yourself with plenty of innocuous questions they’ll be happy to answer. Go too far conversationally with an Irish person who’s not willing to discuss Brexit, and you will get the blankest of blank stares. If you speak too loudly, you might freak people out.

Americans can come across like overly enthusiastic golden retriever puppies in even the warmest countries. In Ireland, not only are we a bit much in mannerisms, but our voices come across incredibly loud, too.

Irish people, on the other hand, can be quiet. They must also have bionic hearing because I sometimes don’t know how they hear each other.

As American law lecturer, Larry Donnelly writes in the Irish Journal,"I frequently find myself straining to hear Irish people who tend to speak softly, even when in crowded places. While I rarely say 'huh?' in America, I constantly say it here, to the annoyance of my wife and others. I don’t wish Irish people were as loud and brash as Americans, but I do sometimes wish they would speak up."

If Irish people are too quiet for us, the inverse of this is that we Americans are just too loud for them. On my most recent trip to Ireland, there were many instances when I would ask a saleswoman a question and she would appear to jump out of her skin in fright due to the sheer volume of my voice.



It takes them ages to say goodbye.

We’ve all heard of the Irish goodbye. It’s when you leave a party or bar early, and I always thought it was rooted in truth. But after interacting with quite a few Irish people, I’ve learned it’s more of a time-saving measure. Irish people take forever to say bye.

And I mean that literally. When they’re hanging up the phone, many Irish people will literally say goodbye six or seven times: "Bye. Bye, bye, bye. Okay, see ya. Bye."

And in person, after they say good bye, they’ll usually keep talking for another 10 minutes, be forced to stuff their pockets with souvenirs by the host, then say bye again, rinse and repeat until someone finally pulls the plug and walks away. It’s charming.

Home ownership is one of the biggest financial commitments most Americans will make, while investing in stocks is widely seen as a key component of building wealth.

We decided to take a look at how housing prices and stock prices have fared over the years.

Using house price indexes from the Federal Housing Finance Agency and prices for the S&P 500 from Yahoo Finance going back to 1991, we took a look at how the two compared starting at various times in the last 27 years, as well as how housing prices in some of the biggest cities in the US fared against stocks.

In most cases, stocks have outperformed housing prices over the decades, as a nine-year long bull market continues to roar.

It's worth noting that this is a very simplified comparison. Stocks and houses are of course two very different types of investments with their own special costs and investments. Home ownership comes with property taxes and upkeep costs, but also provides the key service of being a place for someone to live that stocks clearly do not. Stock ownership can involve brokerage and other fees.

Further, stock prices tend to be more volatile over time than housing prices. While it is possible to accrue great riches in the stock market, it's also quite possible to lose it all. Housing prices have tended to rise more steadily over time, but as the mid-2000s housing bubble and subsequent bust showed, that increase is far from guaranteed.

Given those caveats, here's how two of the most important financial markets for ordinary Americans have evolved over the last three decades.

Going to the start of the FHFA series in January 1991, stocks have dramatically outperformed housing prices.

Even with the dot-com crash and the stock market crash in the wake of the late-2000s financial crisis, the cumulative gains in the stock market since the beginning of the 90s have resulted in a gain of over 700%, while housing prices have increased 164% in that time.



But timing matters. Starting at the top of the dot-com bubble in September 2000 leads to a narrow edge for housing prices.

Housing prices are up about 85%, but stocks up 79% since September 2000, when the stock market peaked during the tech bubble.



Buying at the post-tech-bubble bottom for the stock market had the opposite effect.

Housing prices are up 60% and stocks are up 233% since October 2002.
